This wonderful reform has been made using almost exclusively hammer and chisel, eliminating the existing false ceilings of the old construction, something that is very useful in order to check the state of the structure and increase the free height and unnecessary partitions for the new program. This has allowed the architectural firm to invest all their allowed budget in improving energy efficiency.

With a very limited budget, the architect Carles Oliver was able to take full advantage of the wonderful details of the existing structure. The project came out to a grand total of €18,000, €12,000 of which has been invested in improving the energy efficiency of the house (insulation of the roof, made of 10cm thick natural cork and pellet stove) and €6,000 in interior renovation.

It is located on the beautiful island of Palma de Mallorca, capital of the autonomous community of the Balearic Islands, on the coast of the island of Mallorca, in Spain, and has an area of ​​105 square meters of construction. The project was completed in 2016.


The beams, the girder, and the 3 inclined courses of sandstone that show how the structure of a pre-existing porch was reused to support the new roof of the house at the end of the 19th Century have been exposed in the room. Nothing was thrown or removed, only reused and placed somewhere else.


Without a doubt, the result is a unique place, full of charm and warmth.
